Need A Property Refurbished?

One of the biggest problems being faced by most growing landlords is finding reliable contractors to carry out refurbishment work. They either:

• Charge too much
• Take too long or never finish
• Do a poor job
• Or all of the above!

I suffered all of the above problems even though I had a portfolio of over 100 properties. The reason why I suffered is because I am a property investor NOT a builder. So it was easy for the contractors to give me the run-around telling me I need this or I need that because I had no clue. All I knew was that the property was in a good location so it would let easily.

Now if I quantified what I've lost to these contractors on overcharging, poor or incomplete work and delays resulting in lost rent I would estimate that I would have lost around £1,000 per property. If I included the amount of time spent dealing with the contractors and evaluating what else I could have done with the time then you can double that figure. Even further, if I included the amount of stress I had to go through to get the job done and I could have sued them for it then I'm sure I would be retired now living in the Bahamas!

Since then I have found some reliable contractors who can do the job I want, to my specification and to the price I like!  I have kept these guys under wraps until now.  They are looking to expand and have approached me to see if I know of any landlords who would be interested in such a service.  I let them know I knew a few landlords or two!

So here it is.  If you are looking for a cheap and cheerful, no frills, super budget approach refurbishment package (suitable for DSS lets) then speak to my good friend Richard.  He is a landlord pretty similar to me and he rents to both DSS and private tenants.  The only problem is that he only covers Scotland and the North of England.  You could try and twist his arms to come down to say the midlands but I reckon that will be his limit.
