I make money by investing in to high yielding property investments.  I have done so full time for the last 8 years.  In this time I have built up a portfolio of 200 properties worth 15,000,000 all with only a starting capital of 500 GBP.

The reason why I have done so well is because I borrow heavily and get the tenant to pay my interest costs, it&rsquos that simple.

The reason why so many other buy to let landlords have not done so well is because they have bought low yielding properties.  Okay, they have risen in value, but they cannot access any of the equity to invest further as they cannot remortgage because the rent does not cover the mortgage payment. When you buy high yield you can remortgage two, three sometimes four times in a short period of time to get cash to invest further as the rent is well in excess of the initial and subsequent mortgage payment. This surplus of cash I use to live on and more importantly buy more high yielding properties.

Now I do not have a bottomless pit of cash.  If I did I would buy every property that fitted my criteria.  My criteria being high yield. High yield in my books is a yield in excess of 10 per cent.  If you do not know what yield is it&rsquos when the rent is greater than or equal to 10 per cent of the purchase price.  i.e. if you buy a property for 100,000 GBP you should expect a rent of at least 10,000 GBP per year.

Anyway I come across deals I simply cannot buy as I have run out of capital to buy.  These deals I sell on to other investors.  You may have seen some of my alerts all great properties with a high yield and pumping out a cash income every month.
