I, like many others, make money within the property industry not by buying property but finding property deals and matching them with clients. Now one thing I have realised from looking at my competitors is that my team and I are pretty damn good at it!
I got an email circular today and I was surprised at how little business my competitors are doing. I will mention no names here but one company who I thought were significant players had only created £1m equity for their clients in NINE months!
Now we do £1m equity in ONE month as we match around 50 deals all with around £20k equity in them to our hungry client base without too much trouble at all. My goal is to get that figure of 50 deals up to the 400 mark every single month.
This is because I have 2 full time staff dedicated to finding deals. Not to sell deals but to find deals. Their remit is to find deals full stop. But my business never started off like that….
Back in the day I used to:
Find the deals Bid and secure the deals Find clients to take on the deals See that the deal went through
I did everything. I was a one man band back in 2004 when I first started my sourcing business. I would handle the calls coming in and make the calls going out. I used to match around 5 deals a month and make a very respectable £8,000 per month after expenses.
I have only expanded in to my current operation now as all the major players disappeared (due to bankruptcy!) and I have got better and better and what I do which is find and match deals with clients.
One thing I have realised is sourcers need sourcers. Sounds kind of crazy doesn’t it? It is one of the few businesses which needs it’s competitors. That is because deals need to be matched quickly and not every sourcer can wait around for one of their clients to bite. Therefore they need to offer the deal out to a wider client base.
This is where we come in. we have a very large database and we can usually sell a deal that your average sourcer cannot. It is simply due to size and our ability to match the deal with our client’s needs.
