Find out my plans for my 368 hotspot locations

I am so excited about the next 6 months.

I have just head hunted a property sourcing manager whose job over the next 120 days is to:

  1. Recruit 13 regional managers to descend upon every estate agent in each hotspot location
  2. Educate each estate agent on the sort of properties we want and most importantly how to structure the deal so it's a No Money Down deal.  3 strict conditions have to be met and it needs to be explained to them face to face to ensure they get it right.
  3. Get these estate agents to send us properties that meet our criteria as soon as they come in which we will send on to our clients.

Its going to be a mammoth task.  4,000 estate agents will need to be visited but it?s the only way it can be done.  If I mailed the estate agents my letter will probably go in the bin because they will not understand how the deal has to be structured.

Each regional manager will sit down with the branch manager and go through what we want, the type of client base I have and the buying volumes we have planned for the next 6 months.

For the estate agents that we recruit and really get it then BINGO.  It means that they will be sending down properties that will 100% complete as long as the surveyor values the property at the purchase price.  We will only send you properties that we think this will happen as each property is checked for reasonableness of value.

To keep the property sourcing manager and his team hungry I have told him that his remuneration for the job is based on success only.  So its only if he recruits an estate agent that sends us properties that we actually complete on.  Since we only complete on good deals his success depends on how good the deals he finds.
