Do you think it is a good time to buy and sell?It is a tough question.I know it is definitely a good time to buy as
the yields are so high.However if you

everyone but the key thing about trading in a rising market is not only the
fact that your profit goes through the roof but the whole risk v reward ratio
goes right down.
So when you buy something that is over priced, over spend on
the refurb budget and pay too much to the estate agent selling you STILL make money!
The key question is:Is the market rising?Well we
know it has done so for FOUR consequetive months.However the total of these rises are:
Aug 2009 1.6%
July 2009 1.4%
June 2009 0.9%
May 2009 1.3%
So in total taking compounding in to account the property
price growth from May to August is 4.26%.This means if you bought a house for £70,000 in May with the view to
refurbishing it and selling it for £100,000, you can now expect to get
£104,260.So £4,260 miraculously appears
from nowhere.Nice!
All this means you are more likely to make a profit even if
you get it wrong by £4,000 or so.
So looking 6 months ahead.Without sounding like Bruce Forsyth on play your cards right do you
think prices will be higher or lower?If
you say higher than you will win the car!Or expect to at least.
It will take 1 month to find a property, 2 months for it to
complete, 2 months to refurbish properly, 2 months to find a buyer and 2 months
for the buyer to complete.So in 8-9
months or so expect to make a profit of around £15,000 per property, even more
if you go for bigger projects.
