Ducking n Diving

I do not know your situation however if you are relatively inexperienced in making money my best bit of advice is to just get out there and try anything.

 

Some call it ducking and diving others call it split testing the market!  Whatever you want to call it you have to just go out there and try. 

 

I tried many things before I got in to property and I tried many things specifically within property.  I finally settled on:

 Investing in low value properties around the UK and renting them unfurnished to low paid workers or the unemployed. 
 
 

Now I did not get there by accident.  I had split tested the following:

 
  • Letting furnished or unfurnished
  • Buying and selling versus buying and holding
  • Investing in large properties compared to smaller properties
  • HMO letting versus single occupancy letting
  • Short term holiday letting versus standard assured shorthold letting
 

I had dabbled with various form of property investment but settled for what I found out I was good at.  To my surprise I was suited to the lower end of the market.  Not sure what that says about me (!) but I am not going to argue with the numbers.  I make money by operating in this end of the market.

So can I ask you what are you split testing?  If you are not doing any split testing then you need to look in to your strategy.  I am always split testing.  I am currently looking at investing in larger properties with higher LHAs.  Since my lender is refusing to lend to me on the stuff I love (being properties priced £25,000 and under) I am having to look at other things I can get good at.

 

You have to do whatever it is to get you one rung up on the self employment scale.  Once you are one rung up you can start looking at further rungs but nothing beats being on the ladder.

 

So can I ask:

 
  • Have you considered buying and selling?
  • Doing lease options?
  • Finding deals for other investors?
  • Doing short term rentals
  • Buying a holiday home and renting it out?
