It is an easy claim to make. Claims such as:
Best Packaged Deals
No money down deals
30% BMV Deals
Anyone can claim to get these deals. Its easy. Just say you do and some people will believe you. However many cannot back up these claims.
To explain how we can you have to put yourself in the mind of someone who actually gets these deals. Imagine Joe Bloggs the local property scout. He knows his patch like the back of his hand. He leaflet drops, he advertises locally and he schmoozes with local estate agents so that he gets one thing:
A high BMV deal.
A high BMV deal means one thing to this hunter:
If Joe Bloggs can get a deal that is significantly BMV, say 40%+, then there is profit in it for him. So guess how quickly Joe Bloggs wants his cash? Quick! Joe Bloggs wants his cash quickly so he can put this cash in to his next high BMV deal which he probably has already got his eye on.
So he has 2 choices if he wants to sell quickly:
Joe Bloggs will NEVER consider selling it at market value to a first time buyer. First time buyers are a pain to sell to as they invariably change their mind thus losing Joe Bloggs precious time and money.
So going with an estate agent you would think would be a good option. However an estate agent cannot guarantee the quality of the buyer. They have buyers such as:
First time buyers
Very few landlords
If an estate agent places a deal with one of their contacts and it fails they have little back up to place it with another buyer.

They know they cannot satisfy our client base's appetite. Whatever they give us gets swallowed very quickly and it is never regurgitated and spat back in their face. When we swallow it stays down! I hope you know what I mean.
So when a deal comes over we are on it like a rash. We market the hell out of Joe Bloggs deals and deliver him with a buyer within minutes. No joke. I have to admit it amazes me sometimes. As soon as a deal comes on it is sold. The reason it sells so quickly is that my team of client managers already see their client's name on the deal when it comes through.
What I mean is that if for example Claire in Harlow wants a no money down deal within a 10 mile radius of Harlow and a deal like that comes in then the first person they call is Claire. Then bingo. The deal is matched with our client and Joe Bloggs is extremely happy so he can focus know on the next deal.
So if you do see anyone claiming to have the best deals ask them to justify it. I hope you can see we do!
