How long will it last

I keep on asking myself how long will this situation last.  The situation being:

 

  1. low property prices which have pushed rental yields to attractive levels
  2. availability of finance for those in the know

 

And my answer has to be 12 months.  And then either:

 

Credit will disappear even for us knowledgeable investors OR

Property prices will rocket and rental yields will be poor

 

If credit disappears then it will only be the cash buyers left who can buy.  That will not be me or you.  Property prices will plummet and there will be bargains everywhere however very very few will be able to buy. 

 

Those who have bought in the past will be sitting in negative equity but pulling out a good cashflow.  Not a disastrous situation for anyone to be in and some would even say quite an enviable position to be in.

 

I do not believe this will happen but we have to factor the possibility of it happening considering the climate.

 

The other scenario is credit does come back, every man and his dog can buy properties and property prices will go back to their old pricing levels and the opportunities we see now would have disappeared.

 

I do consider this happening.  It is going to happen at some point.  Could be next year could be next decade but you can be assured that a boom will come as it is human nature which influences the market.

 

So am I nervous?  Hell yeah!  I am nervous I will not capitalise quickly enough in the next 12 months to give me the life I want to lead!  I want to buy QUICK.  So should you as we will not see conditions like this last for long.

 

If you know any landlords please try and get to speak to them.  They will be saying pretty much the same thing as me.  They know now is a great opportunity and most would have worked out what their next move is.

 

So my advice to you is:

 

  1. get chatting to landlords
  2. really decide for yourself whether now is right.  Take up to 1 month to decide this but DECIDE
  3. if your decision is to buy then get involved.  Even if it is not with me just get out there and start searching Zoopla, Rightmove, Findaproperty etc and put some cheeky offers in
  4. Get to your 12 month goal.  If you do not have one get one!  Work out what you want in the next 12 months.
