Lets do the numbers

Let us just say you are someone who wants it all.  You only want the best deals in the best areas with the best cashbacks!

The Ahuja Group is in a massive growth phase.  By the end of February we will have 4 full time sourcers and 10 3rd party sourcers all looking for properties for the Ahuja Group's clients.

Now we look in very specific places and consult specific contacts which we have built up in the past. 

So we get your demand from you of:

"A property that costs me no money from my pocket, gives me a £5,000 cashback and makes me £200 per month"

And our response will be:

"With pleasure sir!" (or madam depending on your gender!)

but it will come with a caveat. 

"Please be patient"

The reason why I would say that is because the UK is not overflowing with these type of properties however they are out there.  The more people we recruit gives us more chance of finding them.

We are also cashing in on the more relationships we are establishing with 3rd party property sourcing companies so our channels are multiplying.  So doing the numbers expect the following to happen:

So from our 164 sources approx we could find roughly 101 deals a day.  Now what you are looking for is that little bit special.  Say 1 in 4,000 properties could possibly fit your bill.

So doing a quick calculation we could expect to find you your deal in:

4,000 deals divided by 101 deals per day = 39.6 days.

Considering these would have to be working days and there are 5 working days in a week (it would be 7 if I had it my way!) then we would expect to find you your deal in:

39.6 divided by 5 = 8 weeks.

Now it is up to you if you can wait this long.  In my opinion it is worth the wait.  You can obviously conduct your own searches while we search for you as well.  But you know that deal should be sourced within 8 weeks.

Now it is a slow way to grow a portfolio and you may miss other opportunities but everyone has their own strategy and some people just want the best of the best.  This we can find but like I said patience is required.

The great thing is the more I recruit the quicker it becomes.  I feel I am experiencing the snowball effect with my business.  I have gained critical mass where we are on the radar with property companies such as estate agents and smaller sourcing companies.

They know we have a big client list and a slick system.  They are coming to us with their deals as they know our clients buy.  When my clients buy they make their money.

If I was to share with you my ambitions for the next 3 months you would either be getting really excited or thinking I need to be sectioned!
