It still amazes me when I see other property companies that
are still advertising their services.
Not because they are competitors, simply because they cannot provide the
service.
The property companies to avoid are:
New
build properties - There are no mortgages for these properties. So unless you have at least £100,000 in
your bank there is no point looking at these properties as you cannot get
finance.
BMV
Companies - If they state you can bridge and remortgage to buy properties
with no money then they are in for a big shock! Lenders have closed this loophole. We know of two ways around this closure. Its complex (I just about only get it!) but it works, one of them 100% of the time!
Land
Sales Companies - There is no finance for land for one simple reason,
there is no yield! You cannot rent
an empty field to anyone these days.
New
Build Student HMOs - These are financial suicide. They claim you can get £300 positive
cashflow, no money down, but they forget to tell you have to buy the
property for £400,000. You get a
void for 1 week in the year and all your profit is gone. I would hate to think what would happen
if interest rates went up by 0.25%....
If you want to use a property company other than ours [[firstname]]
then make sure you use a company that sources you a property that is greater
than an 8% yield and preferably less than £120,000.
