The 3 Strategies in Property Investment

Buy and hold – Investor

This is for the long term thinker.  The investor always wins in the LONG TERM but may have not such a great time in the short to medium term as you have to make sacrifices.  If you can resist the temptation to sell and spend all that cash on Aston Martins, Rolexs and Caribbean holidays then you are sure to profit big time further down the line.  Is this strategy for you?  If you’re under 50 years of age then this should be.

Buy and sell – Trader

This is for the short term thinker.  This type of business person has extreme confidence in themselves because they believe they can find good deals all the time to ensure they keep on making the profits they do.  They buy low and sell high within a short period of time and creaming a profit each time.

If you enjoy working then this strategy is for you.  Buying and selling ensures that you have to keep on buying!  This requires effort.  If you’re lazy then consider the strategy above.

Buy and part hold part sell – Ducker & Diver

This is a Del Boy (From only fools and horses) strategy.  You do not have a strategy as you do not see the importance of having one.  Money is money.  Whether its tied up in a property or its in the bank it’s the same thing to you.  So if you sell or hold it doesn’t matter so the decision to sell or hold is not important.

This is VERY bad.  You need to know where you’re going with every property purchase you make.  Its okay to buy and then sell or buy and then hold but to buy and then see what happens……can be a silly thing to do.  It has worked for people in the last 10 years but I’m not so sure in the forthcoming 10 years.

So please please please choose between Investor and Trader but do not go down the Del Boy route!
