I was in one of the locations where a sourcer had got me a 2 bed terrace for £25k. It was in a section of this town where you could see there used to be wars but it had all quietened down!

A few boarded up houses and very little cars parked outside and a number of To Let and For Sale signs were lining the streets. I rang up one of the agents selling a property in the street I am buying to find out the selling prices of properties in this street. I expected them to say £30k or so but to my surprise they said £60k!

I met the neighbours of the property I was buying who are renting and on the DSS and she said her landlord is selling. I looked round her house, rang her landlord and he offered me his house with tenant for £48k. No thanks, I am getting one for £25k.

I love properties under £25k and under. The yields are ALWAYS in excess of 12% (my favourite threshold) and they always perform way above any other price ranged property on capital growth apart from prime central London properties. This is because it is easier for a property to increase by 100% if it is starting from a lower price.

A £25k property will rise quicker to £50k that a £250k property to £500k. So I would rather own 10 properties priced at £25k each than one property priced £250k, wouldn’t you?
