I was analysing my end of month report and have some very interesting stats:
76 properties sourced
23 sourcers supplied us with the 76 properties above
Average BMV 25.5%
Average Monthly Cashflow £193
When I started this all off I invested a lot of time and resources in recuiting sourcers and convincing them to work with us. Now these sourcers are coming to us!
I know why this is. It is because we:
- Have buyers as clients. Not day dreamers. My clients are checked for creditworthiness and attitude! My clients have to have that hunger and let me assure you they are certainly hungry!
- Have many clients. So
if a sourcer has a large number of properties to place they know that
the Ahuja Group’s client base is one of the few that can absorb such a
size. It also gives sourcers comfort to know that if a
deal fails with one client for whatever reason we have a bank of many
other clients to pick up where the other one left off.
- Have educated clients. We do not over sell our service. If
we suspect that the potential client needs a little bit more coaching
then we politely refer them back to the various training materials we
and our competitors offer.
- Have a wide spread of clients. Old, Young, North, South, Rich, Poor. You name it and I am quite sure we have got it! So
if a sourcer has something specific for a certain type of investor they
know that we’ll probably have someone for them.
So all in all my client base is the BEST! But regardless of what I think it is what the sourcers out there think my client base is…..and I have to agree with them!
But seriously we have seen a lot of property companies disappear or shrink down to one person companies. This
you can see when companies go on about the “personal touch” they mean
that they are answering the phones, doing the emails and performing the
work. So yes you will get the personal touch but you will not get a service!
Now I have some very ambitious plans for 2010. I want to be the biggest property sourcer in the UK. If I am the biggest it means I will get the best deals for my clients. SIMPLE. There is no rocket science in that.
Now I have a confession to make. I am a small player. There are property sourcers to the rich and wealthy who place £billions of properties every month.
I do not have
evidence of this but I am fairly certain this happens as you simply do
not see prime property being advertised at cheap prices. Problem is with these sourcing companies is you need a golden ticket to get in which can cost from £1m upwards.
Now I suspect you do not have that (nor do I so do not worry!) however you still want to get involved in undervalued properties. Well here is the good news. I want to have the biggest client list in the UK and you want to buy undervalued properties. Can you see the synergy? We can both help each other.
So I have laid
my cards on the table and told you want I want can you tell me, and be
honest, what do I have to do to make you a client of the Ahuja Group?
