£573,945 in one day.

 

This was not my bar bill at Stringfellows in London!  It was the value of properties we matched with our clients on Friday the 12th February.  It was 7 properties and it was all done in one day.

 

Now I know of estate agents who would be happy with selling 7 properties in one MONTH!  We did this in one day.  I have to say my vision for the Ahuja Group is starting to take shape.

 

Another interesting statistic is that last month’s properties came from 17 different sources.  That says to me we have a good spread of sourcers:

 

  1. Willing to work with my client base
  2. Having the ability to find cheap deals
  3. Giving us a period of exclusivity

 

Now I have also been doing some serious research on my competitors and it appears we have the largest client base of them all.  90%+ are one person companies who have a small client base and are happy to service these clients as they source the deals directly also. 

 

There are a few who are running a bit more serious operations but from what I can see I do not see how they can sell the deals as the yields are sub 8% and more than £20k in. 

 

Now the sourcing community is small but well connected.  A property sourcer who sources in his own patch knows of others in his area.  They may enjoy the friendly rivalry property sourcing brings.  There will come a time when he or she will mention the Ahuja Group and how they sell their deals quick time.

 

This will result in a phone call to my sourcing team and BINGO we have another sourcer working with us.  This organic growth is very difficult to achieve unless you a damn good!  I have spent 6 years cultivating and perfecting this business so we are damn good! 

 

The way I have done this is to focus on the client side of the business.  I do not source direct from a vendor.  I do not have an army of employed sourcers on the ground. I have built up business to business relationships with property sourcers and traders who are happy to do just one thing: Source.  They do not have client bases they just hunt for deals and pass them on to my team.

 

This has meant we focus on the client.  Understand what they want and deliver what they want without over promising.  This is why our client base stands at over 600.  With a large client base we become the honey to all sourcers out there.  We can then simply wait and let the bees swarm round us.  However we are a bit more proactive than that!

 

So without blowing my own trumpet here what I am saying is we have critical mass now.  To achieve what we have done would take someone else at least 3 years to catch up.  This is my edge.  Why would a sourcer take his deal to one of my competitors who will take one week to sell their deal when they can come to us and sell it in hours?

 

So now I feel I am entering stage 2 of my business which is TO SCALE IT UP!  This means taking the business from a 10 person strong business to a 100 person strong business.  Very exciting but very scary also! 

 

My vision for my business is that at soon as a vendor decides to sell their property at a bargain price that deal is in the hands of my client within ONE hour.  I have seen it done and I just want it to be happening consistently and in large numbers.  This requires man power.

 

Anyway enough of my rantings like a crazed entrepreneur who has just finished reading Think Big by Donald Trump!  It is time to enjoy the weekend.
