Over the 6 years sourcing deals for our clients we have built up over 500 relationships with property sourcers around the UK. Some are one man bands and others are large networks of property hunters finding the distressed sellers from a multitude of sources such as the national press, radio and TV.

We know 90% of these sort of companies who buy these properties with the sole purpose of selling them on for a profit. They buy below market value and we place these deals on to our client base of anywhere between 60% to 75% of market value. They make a profit on the purchase price, we take a small fee and you get a property with little or no money down.

Property sourcers work with us because we simply have a massive client base. We work with over 600 clients and our client list is growing by 3 to 4 people a day. When a property sourcer sends us over a deal we sell it in literally minutes.

We also source via our own network of estate agents who are happy to use our unique fully CML and Law Society compliant no money down finance system.

My back office team have full alert systems running in the background and as soon as a property meets a client's criteria comes on to the market we are the first to call. Our hours of operation are from 8am so if these computerised alerts come in during the night (which most do) my team are calling from 8.30am onwards to do the deal on your behalf. We also have several other confidential sources of properties which we present to our clients.

Once the deal has been secured from our numerous sources we create a report which details:

Price comparables
Estimated Value
Rent achievable (both private and DSS)
Neighbourhood profile
Monthly mortgage cost
Expected positive cashflow
BMV calculation

Now because we have access to below market value properties and a special no money down finance package supplied by our preferred brokers we can get a property for you at a cheaper price and with a lower deposit to put down that if you sourced the property yourself.

Lets just say you found 123 London Road via and estate agent and we had found 124 London Road from one of our sourcers.  I can assure you that 123 London Road will have more bidders than just you, the vendor will not be desperate to sell, may struggle to value up as the price may be too high and will require a deposit of 25% to buy.

Compare this to 124 London Road.  124 London Road will only have one bidder, the vendor may want to rent the property back off you, the vendor will be motivated to sell, we use a special service which steers the surveyor to value the property at full market value and we utilise a no money down system you can get the property at a cheaper price and with no money in.

So by using us you save not only on the purchase price but also on the actual money you put in the deal.  If we were to use cold hard figures you could have the situation:

So if you sourced your own deal you would secure a normal buy to let mortgage and pay over to your solicitor £22,500 to acquire the property at a £90,000 purchase price.  If we sourced you the deal you would pay nothing and get the deal at £75,000.  Okay you have a higher borrowing amount but you can buy as many deals as you like no longer being restricted by how much capital you have.

In the above example you could buy hundreds of properties like our deal (and we have clients who do!) and if they return a profit per month of £200 per month you can easily build up a nice monthly income from investing in these sort of deals.

We can find the exact deals you want and pay less than you would if you found them yourself.  But we do not stop there.  Once the deal has completed we can manage the property for you so it is a hands off investment.

If you instruct us to do so we contact our national lettings department and they will start advertising the property 2 weeks before completion.  Once a tenant is found they will send you regular rent statements and the tenant will use our tenant management centre.  To see how the tenant centre works click play on the video below.
