I am going to approach all the buy to let mortgage providers and ask to buy some of their portfolios from the amateur landlords they lent to.  I am aiming to get these properties by putting no money down and requesting the lender simply switch the names on the debt.

If you have:


  1. At least £1m of debt
  2. 3+ year history of being a landlord and meeting your mortgage payments
  3. Over 10 properties

Then we can build a case on your behalf to the banks. 


I am going to make this real easy for you.  To prove the above all you need to send me is a bank statement from 2005 with at least 10 direct debit payments coming out from it which are mortgage payments.  Or if this is too difficult any other way you can think of of proving that you are a good bet to the banks. 


You can conceal your full details until it becomes necessary to contact you.  You can send copies of the bank statement with your details "tippexed" out to protect your identity.


I will prepare a list of investors (with the names withheld) with the basic details and approach the banks and list the quantity of properties and debt this list will take on.


I will offer these lenders a quick fix to their problems.  They can switch bad debt to good debt by the flick of a switch if they want to. 


I am hoping to bag real cheap portfolios.  They exchange unsaleable but fully let properties for the debt outstanding.  That means zero deposit required for any investor.  If the yield is ok then the deal will be at worst ok, as it will be a no money down deal with an ok yield.


This is a real, real opportunity to hit it big.  Can I sincerely ask you to only apply if you are a professional investor only.  I want to approach the banks with a file of only serious big investors who want to buy a minimum of £1m worth of property within the next 3 months.
