What the service is

For those investors who wish to diversify their portfolio in to overseas property investment we offer property investments in the USA.  We mainly focus on Western New York and Florida. 

The reason we focus on USA and in these particular regions is because the yield is very high and it is an English speaking country with good fundamentals.  The additional risk factors overseas property investment brings means we are forced to consider the USA only.

Who the service is for

Experienced investors who have an existing portfolio already.  The returns can be very high but also the risks can be as well.  We would want you to have at least 3 years experience of being a landlord and a portfolio of 10 properties or more.

The types of properties we source for this service

We find high yield single and multi-unit properties which typically yield greater than 20% and produce a monthly positive cashflow of £200+ per month.  Prices start from only £10,000 for a property but no mortgages are available for foreign nationals.

These cash buys can be an excellent addition to your portfolio as there is no borrowing risk and they are immediately cashflow positive.  A lot of the properties we find are multi-units which means there are 2 or more self contained units in the property.  We find that if one unit is let it covers pretty much all the costs associated with owning the property.  Therefore the rent from all the other units is pure profit.

We also sometimes come across Florida holiday rental villas from distressed sellers.  We can get mortgages for these and your return is derived from the holiday rental market.  These properties start from £35,000 and are less than 10 years old.  You will need a 25% deposit to buy these properties.

Capital required

You will need at least £12,000.  Please be aware of the current exchange rate as major fluctuations will affect the amount required.
